The Sippy Downs and District Community Association (SDDCA) Executive Team is thrilled to announce that the proposed development on Peter Crosby Way, Sippy Downs which includes a community facilities precinct, will be moving forward under the normal statutory planning process for this type of development. The revenue generating component of the land is proposed to include aged care/retirement living and the community facilities precinct includes a multi-use building, open courtyard area, community garden and off-leash dog park.

On this note President Matt Druce had this to say, “We are thrilled that the much needed Community Facilities Precinct in Sippy Downs has proceeded to a process that balances the considerations of community benefit, council policy and environmental objectives as in our view none of these considerations should ever be solely considered in solitude or isolation from the others when it comes to any decision that may impact upon the best interests of residents and ratepayers in our community or that of the Sunshine Coast community as a whole”

Mr Druce said, “At yesterday’s council meeting, our divisional Councillor Christian Dickson, who had been presented with 351 letters of support for the proposal, put forward an alternative motion which ensured that the proposal will now proceed to a statutory planning process. This formal process will include additional detailed technical analysis and importantly, include public notification.

Councillor Dickson’s actions are testament to his commitment to our community to ensure an open, transparent and engaging planning process, unlike the Urban Investigation Area process that could have seen this proposal dismissed by council.”

“Yesterday was an education! Attending a council Ordinary Meeting was an eyeopener and although I already “knew it superficially” I gained a deeper realisation of how any decision before a council OM (ordinary meeting) that may only impact a single division, is in the hands of just 5 other councillors because if less than 5 other councillors are in agreement your councillor, it’s all over, good, bad or otherwise!.

It was good to see so many members of the Chancellor Park Community Church in the council gallery showing their support.

While there was some truly valuable debate on the floor of council yesterday some very wise words shared by Cr Greg Rogerson stood out when he said “… we have had councillors here make representations purely on planning grounds, let me tell you, if we were going to make decisions purely on planning grounds there is no sense us being here, we may as well just give it (decision making powers) to the council staff and let them do it…. Our main principal paramount aim is to support our community and as councillors it is the Sunshine Coast broader community, not just our divisional…”.

Mr Druce went on to say that “We want to extend to Councillors Christian Dickson, John Connolly, Jason O’Pray, Greg Rogerson, (Deputy Mayor) Tim Dwyer and (Mayor) Mark Jamieson our gratitude for their vote yesterday and simultaneously express our willingness and desire to engage with councillors who voted against the progression so that we may ensure we have fully considered their perspectives and perceptions just as we hope they will be willing to consider those of the SDDCA, community, landowners and industry experts”

“We will be actively seeking dialogue with each and every councillor here on the Sunshine Coast as we move forward because we believe that by engaging in genuine transparent dialogue with all parties facing any challenge or process is the only way to gain the understanding needed to make representations and in turn decisions truly and primarily in the public interest”

“The landowner for the site in question is Living Choice Australia. The SDDCA has met with Owner/Directors Mr Graham Hobbs and Mr Ian Tregoning.

Following yesterday’s welcome decision by council Mr Hobbs said, “We are very pleased with Council’s final determination which will allow us to continue the planning process for this site. Our planning consultant for this project is Innovative Planning Solutions. They will continue to engage with the Sippy Downs community throughout this process. Residents can be assured that Living Choice Palmview is committed to providing a high-quality community facilities precinct, which will honour the late Peter Crosby’s vision for this site.”

Yesterday the SDDCA held it’s FREE Community BBQ and Information session at Coles in Sippy Downs as advertised on the Community Website last Thursday in the story titled “Free Sausage Sizzle and Face to Face Community Update”

We would like to extend a massive thank you to Coles Sippy Downs for the use of their free community BBQ service, Innovative Planning Solutions for their donation of some 18kg of Sausages given away yesterday, to Cr Christian Dickson for his attendance and to our amazing volunteers cooking, serving and answering questions and providing updates on all things Sippy Downs & District.

The old adage don’t cry over spilled milk is very wise indeed and the message is simple… the only time we have any power to enact change is before something happens.

Something is about to happen, the milk is spilling, but it’s not spilled yet! As we have shared before, it is important that the community stands up and shows their desire for a much needed proposed community facility precinct for Sippy Downs – by completing a letter of support which can be completed via the link below.

Community Facilities & Sports Precinct Proposal Engagement Positive

Today members of the SDDCA Management Team and Innovative Planning Solutions staff had the opportunity to further engage with locals face to face about the proposed community facilities Precinct for Sippy Downs as part of ongoing engagement to inform and educate locals about the limited opportunity for Sippy Downs to have it’s own sportsfield and adjoining facility for community and sports groups use.

The Sippy Downs community will ultimately play an essential and vital role in guiding Council and Councillors to a decision representative of Community want and need. The very best way to do this is for residents to sign a letter of support which can be presented to Councillors.

As such it is essential the SDDCA management Team, Innovative Planning Solutions and Cr Christian Dickson ascertain the level of support by local residents for this proposal. A massive thank you to all locals who attended today’s info session and completed a “Letter of Support” and to those of you who have already completed an online “Letter of Support” online.

Proposed Community Facilities | Palmview Urban Development Investigation Areas

The Sippy Downs & District Community Association would like to acknowledge and thank Mayor Mark Jamieson and Councillors John Connolly, Greg Rogerson and Jason O’Pray for supporting Cr Christian Dickson’s procedural motion at Council’s Ordinary meeting on 19 July. The motion was as follows:

(a) Defer consideration of the report titled “Palmview Urban Development Investigation Areas” until such time as a meeting is held between the affected land owner’s representatives, relevant stakeholders, Councillors and Council Officers;
(b) In consultation with Councillors Baberowski and Dickson, identify, contact and invite relevant stakeholders to meet as outlined in (a) above; and
(c) Request that the Chief Executive Officer provides a report to an Ordinary Meeting no later than one month following the meeting as outlined in (a) above.

SDDCA President Matt Druce said, “The SDDCA particularly gives special thanks to Cr Christian Dickson. During his 12 years as our divisional Councillor, he has always ensured the views of the SDDCA, other local community groups and residents are seriously taken into consideration when making representations to Council. We appreciate that he always acts with the betterment of our community in mind. In relation to this particular issue his actions, passion and support have been greatly appreciated and we are confident he will continue to act to ensure the best possible outcome for our community is achieved in the long run.

The SDDCA had a strong interest in the draft determination made by Council as it involved a proposal for approximately 6 hectares of land dedication for community facilities, together with 2.5 million dollars to construct playing fields, a community building and associated infrastructure.

After viewing Council’s 78-page report which was only publicly released 3.5 working days before Councillor’s made their determination, SDDCA representatives met with both council planning staff and the planning consultant acting on behalf of the landowners.

These discussions raised anomalies in the report that councillors would be basing their decision on. We, therefore, asked our divisional Councillor to put forward the motion asking for an extension of time, to allow a meeting to bring together council’s planning staff, the landowners and consultant, councillors and community representatives. This would be an opportunity to view expert’s reports addressing inconsistencies relating to flooding and ecological reports and work on solutions to the issues raised by council staff.

We were not asking for Councillors to approve the project, simply for more time. We were extremely disappointed that the motion was not supported by 6 of the 11 Sunshine Coast Councillors as there were no statutory timelines in place for this process.

The reason given by some of the Councillors for voting against the motion was that there would most likely not be a different outcome after the extension of time. We would have at least liked the opportunity for an open, transparent discussion with all stakeholders, including the community. I would think that most ratepayers would expect their Councillors to be supportive of this, especially when it involves community facilities that are desperately needed and wanted by their constituents.

The SDDCA has been working with the council, the planning consultant and landowners since 2009 and made numerous submissions during the Palmview Structure Plan process. We successfully lobbied for access to the Bruce Highway via the western road; removal of the north-south Greenlink that would have adversely affected residents; and appropriate sequencing of the road network and development. Considering this history, as volunteers who are simply trying to ensure the best outcome for our community, we feel extremely let down.

Despite Councillors voting to support the officer’s recommendation, we hope that during the two month period that Council allows for landowners to make a submission
to the draft determination, the SDDCA will finally have the opportunity to have roundtable discussion to address any issues. We also trust that considering this was only a draft determination, that Councillors will be open to considering additional expert technical advice.”

The proposed community facilities on Peter Crosby Way is included as an agenda item for the Sippy Downs & District Community Association’s AGM on 29 August. Overview of The Proposed Peter Crosby Community Facilities Precinct – SDDCA

Following our initial meeting on site for this proposed development and the subsequent presentation given at the Association’s AGM on the 13th of September 2017 we have put together the following overview as a follow public presentation to the wider community to give a broader understanding of the proposed Peter Crosby community facilities precinct location, inclusions and deliverable benefits.

At this point in time the association fully endorses further exploration for the delivery of this project and is seeking community feedback.

As per our previous release on this topic The Association believes that Sippy Downs very much needs community facilities like this that have been lacking in and around Sippy Downs for many years.

We believe that this development has the potential to deliver these long overdue and much needed community facilities and will be contacting Sunshine Coast Council representatives this coming week to seek their position and to further explore any potential obstacles that may impede the delivery of this development.
